1-8. RESIDENTIAL (High- Density Residential)
A Proposed Medium –Rise Apartment Building Project is a development with a Basement component and on a Project Site having an Eight Percent (8.0%) Slope towards the main RROW.
STATEMENT OF THE PROBLEM:
A Private Development Company ( the “Developer”) has decided that its newly acquired property with a Total Lot Area (TLA) of eight thousand square meters ( 8,000sqm) shall be developed to host a medium-rise apartment building ( the “Project”). The Project is located in an Urban Area, HighDensity (Division B-1) Maximum R-3. The dwelling units shall be of two types: (1st) Studio-type with a Gross Floor Area (GFA) of 22.0 square meters; (2nd) One bedroom Apartment Units with a Gross Floor Area (GFA) of 50.0 sqm.
PROJECT SITE FEATURES:
The Project Site is a rectangular corner lot. The shortest side, measuring eighty meters (80.00m) faces east, and the longer side faces north. The Project Site uniformly slopes at eight percent (8.00%) towards the 14-meter wide main street at the north side, i.e. the road right-of-way (RROW) that is relatively flat ( a a slope of 0%) and which has 2.2 m wide sidewalks at both sides. The east side of the property faces also a similar RROO width and sidewalk. The surface of the sidewalk at the center of the Project Site eastern frontage is considered as elevation 0.0m
