Habitability

• The ability to maintain a property without any repairs.

FHA (Accommodation)

Title VI CRA 1964

Sales Comparison Approach

• Compares sales price of similar properties in the area.

• Assesses the value based on the cost of construction.

• Evaluates the income potential of the property.

• Determines the value based on the seller's asking price.

ADA 1990

• Prohibits discrimination based on disability regarding public accommodation, employment, and transportation.

• Allows for the exclusion of individuals with disabilities from public services.

• Mandates that all public buildings must be accessible to individuals with disabilities.

• Encourages employers to hire individuals with disabilities without any regulations.

Attributes Affecting Value

• Supply & Demand, external influences, substitution, highest and best use.

General Waiver and Release

• Protection against liability, used when the claiming party is using the property equipment or service of the released party.

• A document that allows the claiming party to sue for damages.

• An agreement that transfers ownership of property to another party.

• A form that must be filed with the court before a lawsuit can proceed.
